14 POINTS TO KNOW ABOUT MAPLE BENCH ESTATES MAPLETON, UT, 84664 The developer has put in 18" water lines instead of a 6" (From Maple to Slide Canyon.) This is amazing connectivity. 2" water connections instead of 1" which results in significantly more water pressure and more possibilities. 2" electrical conduits throughout the subdivision. Not 1". There will be NO HOA. However, if you carefully read CC&R's, you will see that buyer's will be required to plant maple trees in their front yard. 3 Phase power, not 2 phase power. (More available power for the homeowner.) 3/4-inch plywood requirement on homes... No pressed board will be allowed. Developer made the street 30% wider than required. It is a 40ft in width vs. 28ft) Curb and sidewalk, curb and trail along all the roads. Developer buried conduit for both fiber and cable throughout the subdivision. Huge reinforced concrete drain pipes underground as well as retention basins. Lowest density subdivision being developed on the Wasatch front... average 1.8 acres per lot. Stunning views you'll find nowhere else. Nicest area of one of the nicest towns in Utah County. Relatively close to I-15 (unlike Woodland Hills). Still has a small-town feel.
